Nantucket Estate That Has Hosted Beyonce and Jay-Z Lists for $39.9 Million—Becoming Most Expensive Home in the Tony Beach Retreat

An equestrian estate in Nantucket that once played host to Beyonce and Jay-Z has become the most expensive property currently listed in the tony Massachusetts enclave after hitting the market for $39.9 million.

Though the property's asking price falls just shy of the $42 million record set for Nantucket's priciest home ever sold—which was set when Barstool Sports founder Dave Portnoy purchased his latest abode in 2023—the sum being asked for the estate eclipses anything else on the market by more than $5 million.

And it's not the first time that the estate has made headlines.

In recent months, the estate has been embroiled in a zoning dispute over owner Jamie Feeley's use of the home for large-scale gatherings, including a 2024 wedding that was attended by Beyonce and her spouse, with some neighbors that the mansion's use for commercial events violated the town's zoning code, according to the Nantucket Current.

In February, the local zoning board determined that no action would be taken against Feeley, a developer who bought the property in December 2020.

However, it may be that the furor over his use of the property for such widely attended events left a bitter taste in Feeley's mouth—and he has now decided to put the enormous abode on the market, with a sky-high price to match its impressive A-list heritage.

While future owners might want to shy away from touting the property as a wedding venue—even when the bride is Beyonce's former assistant, Samantha Greenberg—the estate does boast ample room for guests, with nine bedrooms that can house up to 23 people.

The Massachusetts estate is located minutes from Surfside Beach and boasts picturesque ocean views, while its interior conjures up images of a luxury Western ranch.

"It has Nantucket coastal charm with a touch of Montana ranch spirit," says listing agent Allison Mazer, of Compass.

"Designed to sleep up to 23 guests, it’s the kind of property that feels both polished and comfortable—a place where barefoot luxury meets barn-inspired living, and it's all set against the timeless beauty of the island."

In the years since he bought the home, Feeley has toyed around on the rental market, listing the estate for least on a handful of occasions, most recently in April 2025 for $55,000 a month.

Mazer notes that the home could be seen as both a vacation property or a year-round residence, particularly given that it boasts so much land—which is primed for additional structures.

"The home is perfect for a year-round residence or summer escape," Mazer says. "With the vast amount of land and buildable space, it works well for friends or multiple investors to invest in an on-island equine estate."

Currently, there is a grand 10,147-square-foot primary residence on the property, which boasts "barn-inspired" ceilings, hand-hewn beams, and a two-story grand entertaining area that opens up to a primary loft-area above with an interior balcony.

Some of the events that have been held on the grounds of the estate in the past have been hosted inside a large tent setup on the 6.5-acre parcel, while others have been located in the main residence.

Either way, Mazer says the estate is ideal for a buyer looking for a lucrative investment.
