Iconic ‘Dawson’s Creek’ House Hits the Market for $3.3 Million—22 Years After Hit Show Came to an End
The North Carolina dwelling that served as the home of TV character Dawson Leery in the hit series "Dawson's Creek" has come to the market for $3.25 million—listing for the very first time since the iconic show ended in 2003.
Located in Wilmington, NC, where much of the show was filmed, the four-bedroom, 3.5-bathroom waterfront abode has been owned by the same family since it was built in 1880.
The property is perched on Hewlett's Creek—which served as the so-called Dawson's Creek—and sits on a 1.7-acre parcel that is "framed by ancient live oaks, magnolias, and pines," and offers 134 feet of direct water frontage.
Though it has been meticulously cared for over the years, its iconic white facade will no doubt be instantly recognizable to fans of the hit series, which starred James Van Der Beek in the titular role, alongside costars Katie Holmes, Joshua Jackson, and Michelle Williams.
The listing makes no secret of the home's Hollywood heritage, describing the property as a "true Wilmington landmark" that boasts "a rare combination of architectural history, coastal lifestyle, and cultural legacy."



"Its white facade, wide porch, and familiar dock became central to the show's story, an instantly recognizable symbol of coastal life and coming-of-age nostalgia," the description adds.
That "familiar dock" served as the backdrop for multiple scenes in "Dawson's Creek," which ran from 1998 until 2003 and focused on the lives of Dawson—a budding filmmaker—and his closest friends, Joey, Pacey, and Jen.
Moving past the famous exterior, the home's ground floor boasts several spacious living areas, including a large eat-in kitchen, a formal dining room, and a sizable living room.
In true North Carolina fashion, the ground floor opens up to a huge screened-in porch that overlooks the backyard and offers beautiful views over the creek.
"Beyond its Hollywood legacy, this home has always been a gathering place for family and friends," the listing notes. "Evenings on the porch, fireworks reflected in the creek, and moonrises over the water are memories that have defined life here for generations."
All of the bedrooms feature large windows that help to fill them with natural light, while tall ceilings make each of the rooms feel spacious.

Listed with the Sabourin Homes Team at Coldwell Banker Sea Coast Advantage, the property is being sold "as-is," with the description hinting that a future owner may wish to carry out some renovations or updates to usher the historic dwelling into a new era.
"Though being sold as-is, the home remains strong in character and structure, offering the next owner the opportunity to preserve and personalize a truly historic property," it adds.
The property is the second "Dawson's Creek"-featured dwelling to be offered for sale in the last 18 months, following in the footsteps of a dwelling that served as Joey's house in the series.
That dwelling was, however, offered up for far less money, hitting the auction block earlier this year for less than $30,000, albeit with the rather large caveat that a future owner would be responsible for relocating the home from its current location.
While "Dawson's Creek" ended more than two decades ago, the show has been thrust back into the headlines of late after the cast reunited for the very first time since filming ended—including Van Der Beek, who joined the event via video link while undergoing cancer treatment at his Texas home.
The 48-year-old shocked fans when he joined the highly anticipated event in a prerecorded clip that was taped at his private dwelling, where he has been undergoing intensive treatment for stage 3 colorectal cancer.
"I want to stand on that stage and thank every single person in the theater for being here tonight," he said in the video message. "From the cast to the crew to everybody who's doing anything and has been so generous, and especially every single last one of you—you are the best fans in the world.
"Thank you for coming. It's just absolutely humbling just how much you did for this night, and I just want to say thank you. Thank you to every single person here."





A huge number of Van Der Beek's former co-stars, including Williams, Holmes, Jackson, Mary Beth, John Wesley Shipp, Mary-Margaret Humes, Nina Repeta, Kerr Smith, Meredith Monroe, and Busy Philipps, reunited at the Richard Rodgers Theatre in New York City for a live reading of the show's pilot episode in September.
But "despite every effort," the actor noted that he was not fit enough to attend in person—before paying tribute to all of those who would be present at the event for supporting him during his cancer battle.
Van Der Beek first revealed his cancer diagnosis in November 2024, sharing the news on Instagram, before opening up about his ongoing treatment in an interview with People magazine.
He explained that he had been dealing with his diagnosis "privately" with the support of his loved ones, explaining that he was "feeling good" despite his health struggles.
The actor later revealed to the "Today" show how he had shared the news of his diagnosis with his wife, Kimberly, and their six children: Olivia, 14, Joshua, 13, Annabel, 11, Emilia, 9, Gwendolyn, 7, and Jeremiah, 3.
"I’m far from an expert, but our approach was just be as honest as possible, as honest to the degree of their understanding, right?" he said. "Because they know. They can sense that Dad’s having a tough day. They know if Dad’s in pain. They know, and so by not telling them, I think you’re confusing them even more.
"And just allow yourself to be surprised by their resiliency. When you tell them what you’re doing, and you tell them the approach, they can see it and they can feel it, and I think it’s also your journey is their journey."
Van Der Beek added that he's come to accept that his cancer will likely be a part of his life for many years to come.
“I’m just on the journey," he said. "It's a process. It'll probably be a process for the rest of my life."
