Beloved ‘Dawson’s Creek’ House Sells for Half a Million Dollars Under Its Asking Price After Listing for First Time Since TV Show Premiered
The iconic North Carolina property that served as the home of James Van Der Beek's titular "Dawson's Creek" character has officially changed hands—selling for the price of $2.73 million, just over six months after it hit the market.
Located in Wilmington, NC, the picturesque four-bedroom, 3.5-bathroom waterfront dwelling had never before been put on the market, having been owned by the same family since it was built in 1880.
However, that family's decadeslong stewardship of the TV-famous home has now officially come to an end, with property records revealing that the sale of the dwelling was finalized on May 4, around three months after it came under offer.
But despite its illustrious TV history, the house actually sold for around $500,000 under its original asking price of $3.3 million—with listing agent Jill Sabourin of Coldwell Banker Sea Coast Advantage explaining to Mansion Global that the sellers wanted to prioritize buyers who would preserve the many memories the family had formed there.
"This was never just about selling a house," Sabourin noted. "This was about helping a family pass along a home filled with memories, history, and meaning. We are grateful the buyers see the value in preserving that story."




As well as the family's own incredible history at the property, it also holds some very fond memories for fans of the hit WB series, having served as the home of Dawson Leery for the entirety of the series' six-season run.
Though it has undergone several updates since it was featured in the hit show, which came to an end in 2003, its iconic white facade will no doubt be instantly recognizable to fans of the series, which featured Van Der Beek, Katie Holmes, Joshua Jackson, and Michelle Williams.
The listing made no secret of the home's Hollywood heritage, describing the property as a "true Wilmington landmark" that boasts "a rare combination of architectural history, coastal lifestyle, and cultural legacy.
"Its white facade, wide porch, and familiar dock became central to the show's story, an instantly recognizable symbol of coastal life and coming-of-age nostalgia," the description added.
That "familiar dock" served as the backdrop for multiple scenes in "Dawson's Creek," which ran from 1998 until 2003 and focused on the lives of Dawson—a budding filmmaker—and his close friends Joey, Pacey, and Jen.
Fans of the series will no doubt remember the many emotional heart-to-hearts and romantic moments that unfolded on the wooden pier, which stretches from the home's backyard out over the water.
However, the inside of the home may not be quite as familiar to "Dawson's Creek" fans, largely because the series used custom-built sets for all interior shots.
Yet the home boasts a very TV-friendly feel, with enormous living spaces offering warmth, coziness, and massive amounts of natural light.
In true North Carolina fashion, the ground floor opens to a huge screened porch that overlooks the backyard and offers beautiful views of the creek.




A spacious eat-in kitchen anchors the ground floor of the property, which also features a formal dining room and a sizable living room.
"Beyond its Hollywood legacy, this home has always been a gathering place for family and friends," the listing said. "Evenings on the porch, fireworks reflected in the creek, and moonrises over the water are memories that have defined life here for generations."
All of the bedrooms feature plenty of windows, with several offering picturesque views of the creek.
"The Wilmington Plain architectural style is evident in the home's balanced proportions, tall ceilings, and light-filled rooms designed to capture coastal breezes," the description continued.
In total, the property spans 1.7 acres, much of which is filled with lush vegetation and helps to create a feeling of total privacy around the main residence.
The property was sold as is, with the description hinting that a future owner may wish to carry out some renovations or updates to usher the historic dwelling into a new era.
"Though being sold as-is, the home remains strong in character and structure, offering the next owner the opportunity to preserve and personalize a truly historic property," it noted.
The property is the second "Dawson's Creek"-featured dwelling to be offered for sale in the past two years, following in the footsteps of a dwelling that served as Joey's house in the series.
That dwelling was, however, offered up for far less money, hitting the auction block in 2025 for less than $30,000, albeit with the significant caveat that a future owner would be responsible for relocating the home from its current location.
