‘Magnificent’ Modern Farmhouse Near Las Vegas Hits the Market for $13.5 Million

In Las Vegas, where the majority of the desert destination's housing stock is a sea of beige, one "magnificent" farmhouse listing nearby is a standout.

Listing agent Ivan Sher of IS Luxury in Las Vegas says he’s only seen two modern-farmhouse designs in and around Nevada’s largest city.

With its signature crisp-white exterior and black trim, and spanning 10,400 square feet, one of those modern farmhouses is Mohave Manor and it’s on the market for $13,500,000 in Henderson, listing with Sher.

Sher convinced the sellers, a husband-and-wife team, to list the home as an investment, although their initial plan was to be its first residents.

“I have been trying to get them to sell it ever since I saw the vision of what it could be. It just made financial sense. It’s the timing of the market,” he says.

That personal history is what makes the six-bedroom, nine-bath property so compelling—this wasn’t created merely as an investment. It was supposed to be a family home, with design selections that are of high quality, and suitable for their family. Other features that make the house ideal for outdoor entertaining, and akin to a luxury resort, are firepits, an outdoor kitchen and bar, two outdoor showers, a pool and spa, and a private court for games of basketball, pickleball, volleyball, and badminton. The listing also includes a four-car garage.

“It’s really one with nature. Lots of hiking trails surrounding it,” says Sher. In fact, you can walk right outside the front door to access those trails.

Tucked into the exclusive Ascaya community, residents also have access to a clubhouse, pool, fitness area, tennis and pickleball courts, a lounge, dining space, creative studio, and trails. Another perk is that this gated community in MacDonalds Highlands is ultra private and offers security services—and this particular home’s positioning on a 1.39-acre lot at the base of a cul-de-sac is even more secluded.

Ascaya’s $3,370,000 median listing price is well above Las Vegas’ median listing price of $460,000. “People move there for privacy and security,” says Sher.

They are also drawn to the design aesthetic.

“Ascaya is mostly brand-new homes. They’re all modern or contemporary,” says Sher. “They have a specific aesthetic from when the community was built. It’s a very desert-landscape community tied in with these massive boulders. It’s a great natural feeling.”

Henderson is just 16 miles southeast of downtown Las Vegas. The growing community of 317,610 residents is the second-most populated in Nevada, outranked only by Las Vegas. Soon Henderson will welcome Four Seasons Private Residences Las Vegas, a 10-minute drive from this home and in MacDonald Highlands.

Sher thinks the buyer will come from California as many affluent residents of that state are already looking to Las Vegas and its surrounding communities for their next home, driven out by mansion taxes and drawn to Nevada’s lack of state income tax.

Sher adds of the mansion tax that "what that does to success-minded individuals is it pushes them out quicker,” says Sher.

“California’s been a big buyer pool for us. There are business incentives and we’re one of the big entertainment capitals of the world. Especially since COVID, you don’t need to work in an office anymore.”

Washington is another state with people who are attracted to buy in Nevada, he says, enticed by a lower cost of living and better taxes.

Even so, the family that moves in might already be living in Vegas, Sher acknowledges.

“We still have a lot of locals who have done well in their businesses and are looking for that next step,” he says. “People stay in Las Vegas because you have so much at your fingertips. The lifestyle is easy. You get nature, business, and entertainment. Our airport is international with direct flights anywhere.”
