$4.3 Million ‘Hidden Tribeca Compound’ Has Its Own ‘Secret Garden’ and Custom Soundproofing To Block Out City Noise
A rare full-floor Tribeca "compound" with its own hidden private terrace and a host of wellness-focused amenities has hit the market for $4.3 million.
The custom-designed dwelling, which spans just over 2,000 square feet, is currently owned by Jessica Schaefer, the founder and CEO of AI-powered communications firm Capital V Strategies. Schaefer custom-designed the loft space to serve as both a private sanctuary and an elegant event space where New York's most well-connected residents could gather without fear of prying eyes.
In a description shared with Realtor.com®, the two-bedroom unit, which is listed with Carl Gambino and Oliver Gold of The Gambino Group at Compass, was described as a "power publicist’s personal blueprint for downtown living, built for wellness, acoustic privacy, and entertaining the venture and founder set without leaving the city."

Indeed, while the sleek interiors are something to marvel at, what truly makes the property unique is the private terrace, which is home to a "secret garden," as well as an outdoor sauna that had to be lifted into place by crane.



Schaefer, who customized the residence as a private entertaining retreat with a seamless indoor-outdoor flow, said it is "incredibly rare, especially in Tribeca," to have an exclusive outdoor area designed with wellness in mind.
"Outdoor space is already hard to come by downtown, but having a private garden terrace that actually feels secluded and usable year-round is another thing entirely," said the publicist, who counts the likes of WeWork founder Adam Neumann and businessman Vishal Garg among her former clients.
"Adding the sauna brought in a wellness element that makes the home feel more like a retreat than a traditional Manhattan apartment."
Part of a boutique five-residence condominium designed by BKSK Architects, the loft also features soundproofing by Ned Shatzer, an acoustic consultant for Google, who ensured that the property remains entirely private.
However, the soundproofing also serves another purpose—namely, keeping out the jarring sounds of city life, something that is incredibly hard, if not impossible, to find in Manhattan.
"There’s a quietness and sense of separation from the city that’s hard to find downtown, especially in a location this central," said Schaefer, who is also the founder and chairwoman of Lushi, an AI-powered fertility platform.
"You rarely find a full-floor home in Tribeca that also has the intimacy of a five-residence building. The privacy immediately stood out; it has the feel of a townhouse, but with the ease of condo living."
Accessed by a keyed elevator with direct entry, the home features contemporary finishes, including 10-foot ceilings, expansive windows, a dedicated laundry room, and three-zone central air with Nest controls.
"The goal was to create something warm, understated, and easy to live in," she noted. "We wanted the space to feel elevated without feeling overly formal or precious.



"A lot of the inspiration came from the idea of balance: clean architecture mixed with softer natural materials, and open entertaining spaces that still feel comfortable day to day."
A spacious great room features built-ins, coffered ceilings, a floor-to-ceiling wall of glass, hardwood floors, an exposed brick wall, and a wood-burning fireplace.
The sleek chef's kitchen has custom cabinetry, an oversized breakfast bar, a dining area for grand-scale entertaining, and a glass wall that leads to the open-concept living and dining spaces.
"The indoor-outdoor connection was also a huge part of the vision from the beginning," she said. "I could see it appealing to someone who spends their days moving at a high pace and wants somewhere calm to come back to."
Schaefer said she believes the next buyer will be someone who "values privacy and design, but also wants a home that feels personal and livable. It’s not flashy for the sake of being flashy. But it’s more about quality, atmosphere, and how the space makes you feel when you’re in it."
A serene primary suite with spa-inspired bathroom featuring heated flooring, a steam shower, marble vanity, and walk-in closet, has dual exposures and a corner of windows overlooking the terrace.
The elevated garden retreat has a Redwood Outdoor sauna custom-designed for relaxing.

Schaefer said the condo could be used as either a primary or secondary residence. Helpfully, for those seeking a second property in the city, the loft is priced well below Gov. Kathy Hochul's proposed pied-à-terre tax, which would apply to all residences valued at $5 million or more.
"It has the scale and functionality to work beautifully as a full-time home, but it also has that lock-and-leave convenience that appeals to secondary buyers," she said. "Either way, it feels very private and self-contained once you’re inside, which is a rare thing in New York."
