$24 Million Luxury New York City Condo in Iconic Central Park Building Sells After Only 3 Months
The second full week of 2026 proved notable for Manhattan’s luxury home market, with an eight-figure sale at the iconic Dakota leading the way.
At least 22 residential contracts at $4 million and above were signed for the week of Jan. 12 to 18, according to the Olshan Luxury Market Report. That’s two more than the previous week.
In total, the week's asking sales price volume was valued at $200,885,000.
One noteworthy property that went under contract is located inside The Dakota at 1 W. 72nd St. and was listed for $24 million.
Since the sale is currently listed as pending, it’s unclear whether the buyer paid the full asking price.
Unit 33 was offered for sale for the first time in over 40 years. It was listed on Oct. 15, 2025, and was only on the market for three months.
"In 2025, the average time on the market for co-ops priced at $10 million and above was 267 days on the market," Donna Olshan, president and real estate agent at Olshan Realty, tells Realtor.com®. "During the last decade, the average property in The Dakota at 1 W. 72nd Street had been on the market for 337 days."
Olshan credits Unit 33’s spectacular unobstructed views with helping it sell quickly. "What it had going for it is the fact that six rooms out of the nine rooms overlook Central Park," she explains.
She also says the unit was "correctly priced" for a park-front corner residence. "The highest priced sale ever recorded in the building was directly three floors above it—Unit 63—for $27.5 million in January of 2014," she explains.
The maintenance fees on the unit are $18,693 per month.
However, for properties of this caliber, such fees rarely give buyers pause, Olshan says. "The buyers in the higher price range of $10 million and above are not as sensitive to carrying costs as buyers in the lower price ranges," she explains.
Highlights of the co-op
Unit 33 boasts more than 110 feet of direct Central Park frontage and is one of the largest single apartments in the building. "Trophy buyers love views and space, and this unit had it," says Olshan.
It features 13.6-foot ceilings, elaborately carved woodwork, plaster moldings, pocket doors, shutters framing all windows, and five wood-burning fireplaces, according to the listing description.
The expansive 600-square-foot living room features pristine hardwood floors and breathtaking Central Park views.

A grand 24-foot formal dining room, complete with fireplace and original pocket doors, overlooks the Dakota's enchanting interior courtyard and fountains.

The architect-designed chef's eat-in-kitchen features top-of-the-line Thermador and Bosch appliances, an eight-burner Garland range, abundant counter space, and a large breakfast area.

The expansive primary suite occupies the entire southern wing of the apartment, offering wonderful Central Park views, dual en-suite bathrooms, and two wood-burning fireplaces.

The private bedroom wing includes two secondary bedrooms, each with park views, and a shared bath.

Designed by Henry J. Hardenbergh in 1884, The Dakota stands as one of the world's most iconic residential buildings.
"The Dakota is a National Historic Landmark and is careful about preserving its historic details," says Olshan.
Its stately facade, rich with decorative finials and Gothic gables, stands as a testament to a bygone era of architectural excellence. "It has a beautiful private courtyard as you drive in, and gas lanterns on the outside of the building," notes Olshan. "When you tour an apartment in The Dakota, it is like going back in time."

Even though it was built more than 100 years ago, the storied building has modern amenities, including a 24/7 doorman, fitness center, and secure underground parking.
Many renowned celebrities have lived at The Dakota, including Judy Garland, Paul Simon, and Lauren Bacall, but it was also the home of The Beatles' John Lennon. In 1980, Lennon was shot and killed out front when he was returning home.
